Commercial Energy Performance Certificates - EPC’s
Who needs a Commercial EPC?
A commercial building needs to have a commercial EPC (commercial energy performance certificate) when it is being sold or rented. Certificates are valid for a period of 10 years and it is the responsibility of the building owner or landlord to provide a certificate to any prospective buyer or tenant.
What do we do?
EEA Action Ltd provides commercial energy performance certificates in the Kent and London areas. Inspections take between 1 hour to a day, depending on the size of the property. We can usually carry out inspections at short notice. Please contact us for a quotation for a commercial EPC or complete our online form – we will need to know the rough size of the property in m2 and the type of HVAC (heating, ventilation, air-conditioning) system in place in order to quote accurately.
What’s involved?
In order to create a commercial energy performance certificate (commercial EPC), we need to carry out a detailed inspection at the property. Inspections can take between 1 hour to a day, depending on the size of the property. We would need access to all areas of the building to take measurements, details of the activity carried out, wall/floor/ceiling construction, type of heating, lighting, windows. If you have a floor plan of your property, this can speed up the process on site. I research and use actual efficiency rates for any heating/hot water systems where possible rather than default to the software to provide a more accurate rating Once the EPC has been lodged on the government register, we will email you the link to access your EPC. A list of recommendations on how to improve energy efficiency of your property are provided to help improve your rating.
About the rating?
In order to rent or sell a commercial property, a rating of E or above is needed, (A, being the highest, G, the lowest). Landlords will not be able to continue with an existing tenancy if the EPC is below an E ranking. Under current plans, a C rating will be needed by 2027 and B will be the minimum from 2030. If the rating falls below an ‘E’, I will spend time looking at the data to see what easy fixes can be done and liase the my client before I lodge the EPC on the Central Register.

501m2 – 750m2 = £325
751m2 – 1000m2 = £375
1001m2 – 1500m2 = £425
1501m2 – 2000 m2 = £475
2001m2 and above to be discussed independently.
